Compliance FAQ
What elevator compliance is an HOA or condo board responsible for in Florida?
Florida HOA and condo associations must maintain a current State Certificate of Operation, complete annual safety inspections, keep a written Maintenance Control Program on site, ensure fire service and emergency communication work, and plan/fund modernization of aging equipment (including in the SIRS reserve study).
How often must Florida elevators be inspected?
Elevators in Florida are inspected annually, and the Certificate of Operation is renewed annually. Certain periodic load and safety tests are also required on a set schedule. Deficiencies must be corrected and re-inspected.
Does SIRS affect elevators?
Yes. Florida's Structural Integrity Reserve Study (SIRS) requirements mean associations must account for major building systems — elevators included — in their reserves so that modernization or replacement is funded when it's due.
